This handsome pre-war building at 245 West 107th Street on the northeast corner of Broadway was erected in 1929 and converted to a cooperative in 1980.

It has 117 apartments.

The 15-story building was designed by Sugarman & Berger and is also known as 2780 Broadway. It is across 107th Street from the Opus apartment tower. Both buildings overlook Straus Park at the intersection of Broadway and West End Avenues.

A very attractive pre-war apartment building overlooking Straus Park at the intersection of Broadway and West End Avenue.


 

Description

The beige-brick building has a canopied entrance with nice entrance doors that lead to a large lobby with a checkerboard floor and beamed ceiling. 

The building has very attractive window surrounds with rope columns and decorative spandrels between the 2nd and 3rd floors that are repeated between the 13th and 14th floors.

There is a prominent scalloped bandcourse above the fourth floor and a smaller one beneath the 13th floor and a stringcourse below the 15th floor.  It also has a balustrade roofline.

The 15-story, beige-brick building houses Garden of Eden, one of the city's finest gourmet food stores. It is convenient to public transportation.

It has no balconies but a very attractive roof deck with handsome teak furniture, mature plantings and a herb garden.

The building has some protruding air-conditioners.

The building has a doorman, a children’s playroom, cold storage, a roof deck, a live-in superintendent, a bicycle room and it allows pets.


 

Apartments

Apartment 14C is a three-bedroom unit that has a 20-foot-wide, angled entry foyer that leads in one direction to a 26-foot-wide living room with an open 26-foot-wide kitchen with an island and in the other direction to a 12-foot-square study.

Apartment 2C is a three-bedroom unit with an18-foot-wide entry foyer that leads to a 22-foot-long living room and a 13-foot-long enclosed kitchen.  It has a 20-foot-long master bedroom with an angled wall and a long, angled bathroom.

Apartment 5E is a two-bedroom unit with a 15-foot-long entry foyer that leads to a 21-foot-long living room and a 9-foot-long dining room with an open, 9-foot-wide kitchen.

Apartment 11H is a two-bedroom unit with a 7-foot-long entry foyer that leads to a 21-foot-long living room next to a 15-foot-loong enclosed kitchen.  The unit also has a windowed 11-foot-long office.

Apartment 7A is a two-bedroom unit that has a 6-foot-square entry foyer that leads to a 24-foot-long living room and an 18-foot-long dining alcove and kitchen.
