The attractive, 18-story rental apartment building at 1510 Lexington Avenue at East 97th Street opened in December, 2009 with a no-smoking policy.
According to Neal Sigety, a partner in Kenbar Management LLC, the developer, "the feedback from prospective residents" was "overwhelmingly positive."
"In our years of experience as developers and owners of New York City apartment buildings, we ve seen a growing demand for a healthier lifestyle at home as well as in the workplace. We're responding to a trend we see all around us," he added.
This 18-story rental tower at Lexington Avenue and East 97th Street is seeking LEED Silver certification and is one of three rental buildings developed by Kenbar that comprise "Carnegie Hill Place." All three have been designed by SLCE Architects and are managed by Rose Associates.
Apartments are fully sprinklered and have triple-plane windows, Bosch washers and dryers, KitchenAid stainless steel kitchen appliances, dual flush Kohler toilets, and satin finish red oak hardwood floors. Many of the kitchens have windows and many apartments have walk-in closets.
The building will also have a children's playroom, a caf? and lounge with a fireplace overlooking a garden, a roof garden with indoor and outdoor fireplaces and a fitness center.
The building has 298 apartments ranging in size from about 450 to 1,300 square feet.
It has 24/7 concierge service, a garage with valet parking, bicycle and personal storages, a package room with refrigerated storage for deliveries, and water filtration.
Rents started initially at about $2,250 a month and all apartments are subject to rent stabilization.
Cornelius E. Sigety and Kinne S. Yon, the brother and sister owners of Kenbar Management LLC, developed two other multi-use buildings that make up Carnegie Hill Place: 1501 Lexington Avenue and 1500 Lexington Avenue.
The building is very close to the 96th Street station of the Lexington Avenue subway and there is excellent cross-town bus service on 96th Street.
It is also very convenient to the Carnegie Hill neighborhood with its many educational, cultural and religious institutions.
The building has a roof deck, a conference room and library, a children's playroom, a fitness center, many corner windows, some setbacks and windowed elevator landings and corridors.
