It has a very central Chelsea location, a block to the west of the legendary Chelsea Hotel and a block to the east of the mammoth London Terrace block.

This area abounds in many art galleries, boutiques and restaurants.

There is excellent public transportation.

This building has consistent fenestration and sidewalk landscaping and a roof deck.

It has no garage and an exposed rooftop watertank.

There is considerable traffic on 23rd Street, especially with the opening in the summer of 2004 of a large Home Depot store between Fifth Avenue and the Avenue of the Americas.
