This 15-story rental apartment building at 145 Clinton Street on the Lower East Side was erected in 2018 and has 211 units of which 107 are market-rate and 104 are "affordable." 

It is called The Rollins and is named after Sonny Rollins, the great jazz tenor saxophonist who once lived on the site. 

It was developed by Delancey Street Associates which consists of L + M Development Partners, Taconic Invest Partners and BFC Partners. 

A March 1, 2018 article by Amy Plitt at ny.curbed.com noted that a lottery for the "affordable" units received about 90,000 applications. 

It is the only building in the 1,079-unit Essex Crossing development that is on the west side of Clinton Street. 

The northernmost building in the nine-site development is the 24-story mixed-use tower at 115 Delancey Street that was topped out in October.  It was designed by Handel Architects and has a five-story podium at the building’s base that will serve as home to a portion of the Essex Street Market as well as a 14-screen Regal Cinema theater, the Market Line’s entrance, and an urban farm on the podium’s roof.  It is will have 98 "affordable" rental units and 97 market-rate rentals.  Essex Crossing will have 400,000 square feet of office space and 450,000 square feet of retail space.  Its building at 242 Broome Street will house the International Center for Photography. 

This building was designed by Beyer Blinder Belle.  Interiors are by K & Co. 

It has a Trader Joe's grocery store and a Target store. 

The 150,000-square-foot Market Line will span three blocks along Broome Street and have more than 100 locally-sourced vendors. 

The F, J, M and Z subways lines have stations nearby at Delancey Street-Essex Street.

Bottom Line

An attractive, mid-rise tower in the mixed-use Essex Crossing complex that is named after Sonny Rollins, the great jazz saxophonist who once lived on the site, with 211 units of which 104 are affordable and many amenities including a large, landscaped plaza designed by West 8. 

Description

The building adjoins a handsome, 15,000-square-foot, landscaped plaza designed by West 8, and has a two-story, recessed entrance with a marquee and sidewalk landscaping.  There is masonry rustication on the second level. 

The red-brick, two-story base of the building has a set-back tower with an interesting and attractive fenestration pattern at its short end overlooking its plaza.  There, the windows have alternating black surrounds, some partial, and the window bays alternate in size.  One bay has small oculi in black surrounds and another have narrow vertical "slits" in black surrounds.  The base also has a few small oculi. 

The building has a thin black roofline on the base and on the tower. 

The west end of the building has two set backs with pale red brick façades. The main tower at the east end of the building has a beige-brick façade.

Amenities

The development has a concierge, on-site parking, a fitness center with Peloton bikes, a Wellbeats studio and an Active Virtual Personal Trainer, a large, landscaped roof deck, a residents' lounge with billiards and shuffleboard tables, a reservable dining space and meeting room, a TV lounge, work stations, a children's playroom, a garden, a bicycle room, a pet spa and an elevated garden terrace.

Apartments

Apartments have 10-foot-high ceilings, white-oak floors, double-pane windows, quartz kitchen countertops and Bosch washers and dryers. 

Three-bedroom market-rate units start at $7,295 a month.  Two-bedrooms start at $5,400 a month.  One-bedrooms start at $3,855 a month.  Studios start at $2,945 a month.  Penthouse C is a three-bedroom unit. 

Apartment 7L is a corner three-bedroom unit with an entry foyer that leads past an open kitchen to a 17-foot-long living room. 

Apartment 15A is a two-bedroom unit with a dining foyer with an open kitchen that leads to a 18-foot-long living room. 

Apartment 12F is a one-bedroom unit with a dining foyer that leads to a 13-foot-long living room. 

Apartment 11D is a studio unit with a dining foyer with a windowed, open kitchen that leads to a 15-foot-long living room.
