With its location just outside the Hunters Point Historic District and a few blocks from the ambitious Anable Basin redevelopment, 21-21 44th Drive sits between Long Island City's past and future. The two-story office building previously on-site has been demolished, and a new condominium is now on the rise. A rendering by Hill West shows gridded windows and a brick and metal façade in a nod to Long Island City’s industrial past.
According to plans filed with the city, the eight-story building will hold a 35-car parking garage, 1,363 square feet of commercial space, and 88 apartments, eight of which will be duplexes. Residential amenities will include a bike room, mail/package room, lounge, parking, fitness room, children’s playroom, roof deck, and storage. The Court Square-23 Street subway stop is right across the street, making for a 20-minute trip to Midtown Manhattan. The Court Square 7 and G stops are a short walk away, as is the NYC ferry.

The new building is going up across from the ambitious Anable Basin rezoning proposal, which is currently making its way through the city's environmental review process. If it is approved, it will bring 3.1 acres of open public space, a new public school, and nearly 5,000 housing units. Developer TF Cornerstone has already embraced the waterfront location with East Coast, a luxury community with stunning views, impressive amenities, and access to parks and recreation space.
Prices for 21-21 44th Drive were not included in an offering plan filed with the New York Attorney General’s office, but there have been some indications. At next-door neighbor The Industry, current availabilities start at $859K for one-bedrooms. According to CityRealty data, the median price of Long Island City condos is $1.225M.
