The Court Square section of Long Island City is in the midst of a renaissance, and the latest example can be found at 21-18 44th Drive, where the site has been cleared for a new mixed-use building. A rendering by designer of record C3D Architecture shows an eight-story brick building with metal-framed windows.
Permits were filed to demolish the one-story building previously on-site in 2007, and The Court Square Blog recently noted that the site's excavation is complete. Upon completion, plans indicate that the building will have a ground-floor retail space, 40 hotel rooms, and 29 apartments. An average apartment size of under 700 square feet is strongly indicative of rentals. The building will be topped with a roof deck, but it is unclear whether this will be for the hospitality or residential component.

Upon completion, guests and residents will find themselves in a bustling neighborhood. Next door to the new building, sales at The Decker have gotten off to a strong start. The building was completed in the spring, and the two current availabilities start at $1.385 million. A few doors down at 21-30 44th Drive, work is underway on Argentinian firm Dieguez Fridman’s first American project. Renderings show a long, glassy building with floor-to-ceiling windows and nested terraces in many units.
