Williamsburg is one of the few Brooklyn neighborhoods where a modern (albeit boring) condo, can rise and still somehow look more contextual than what it replaced. Such is the case with 179 North 7th Street, where an "exact replica" of an Italian villa once stood until it was bought in 2015 for $5.7M and swiftly demolished.

Today, we have the reveal for the unimposing 4-story, 9-unit condo that is currently being constructed on the site, located between Driggs and Bedford Avenues. Brooklyn-based Studios C Architecture is behind the design and the developer is listed as Moses Silber of 199 Lee Avenue – the same address home to more than a thousand LLC's, according to The Real Deal. It's an address commonly used in the Hasidic community by owners who wish to remain relatively unknown.
Permits call for 1,878 square feet for a ground-floor healthcare facility and 8,062 square feet of residential space, which translates to about 895 square feet per unit. Since 4 out of the 9 units will be duplexes, it seems that condos are likely. CityRealty data shows the current median price of condos in the neighborhood is a cool $1.35 million. Amenities are simple and will include balconies and a roof deck.
Signage posted on the construction fence shows the project should be completed by the summer of 2019.
