This handsome, 17-story apartment building at 27 Prospect Park West between Carroll Street and Montgomery Place in the Park Slope section of Brooklyn was erected in 1929 and has only 32 co-operative apartments. 

It was designed by Emery Roth, whose other major landmarks in the city include the San Remo and Beresford apartment buildings on Central Park West and the Ritz Tower on East 57th Street. 

It was built on the site of the former Leonard Michael mansion.  Mr. Michael was a well-known Brooklyn brewer. 

It was erected by the Promont Realty Corporation of which Samuel Wander was the president.

Bottom Line

A distinguished, mid-rise, pre-war tower designed by Emery Roth with a balustraded front yard in Park Slope with few apartments, a full-time doorman and an elevator person.

Description

In his article in the November 4, 1984 edition of The New York Times Magazine, Paul Goldberger remarked that the building was "a fine 1920's apartment building with a marble lobby to equal almost any in Manhattan." 

The building is of light buff tapestry brick with limestone and terracotta trim.  The building's design is Italian Renaissance-style. 

It has a very handsome, two-story rooftop watertank enclosure with oculi windows and scalloped cornice.  There are also two chimneys. 

The façade has very attractive, two-story decorative window surrounds near the top and  similar one-story window surrounds on the fourth floor, and some broad decorative bandcourses and a small cornice. 

The building is distinguished by its very graceful, landscaped front yard facing Prospect Park with a low balustraded fence. 

The building's canopied entrance on the sidestreet has sidewalk landscaping.

It has a full-time doorman, an elevator person, fireplaces, and storage.

Apartments

The penthouse three-bedroom duplex has an 11-foot-long entry foyer that leads to a 18-foot-long living room with a fireplace next to the 18-foot-wide dining room adjacent to a butler's pantry and an 18-foot-long, windowed kitchen.  The lower level has a 28-foot-wide west terrace, a 69-foot-long south terrace and a 47-foot-wide east terrace.  The upper level has one of the bedrooms. 

Apartment 9A is four-bedroom unit with a 13-foot-long entry foyer that leads to a 23-foot-long living room with a fireplace that opens onto a 20-foot-long dining room next to a 20-foot-long, windowed kitchen. 

Apartment 1A is a one-bedroom unit with an 5-foot-wide entry foyer that leads to a 15-foot-wide living room, a 13-foot-long open kitchen with a breakfast bar and a 16-foot-long den.
