Smyth Upstairs consists of 15 residential condominium apartments on the top four floors of the 13-story, 100-room, Smyth TriBeCa, a Thompson Hotel, at 85 West Broadway on the southeast corner at Chambers Street. 

The building was erected in 2008 by TriBeCa Associates of which Bill Brodsky and Elliot Ingerman are partners. 

The building was designed by Brennan Beer Gorman.

Richardson Sadeki, of which Clarissa Richardson and Heidar Sadeki are partners, did the interiors.

Bottom Line

A clean-cut, mid-rise, mixed-use building at a major intersection in TriBeCa near the World Trade Center and Battery Park City.

Description

The building has some setbacks that give many of the apartments good views. 

The building is near excellent public transportation, numerous restaurants, a nice park and one of the city’s finest public schools. 

Amenities

The building has a doorman, a concierge, 24-hour room service, laundry and maid service, a fitness center and a residents-only roof deck.

Apartments

Apartments have 10-foot-high ceilings and Valcucine kitchens with ebony etched glass cabinets. The baths have Duravit tubs. 

Apartment E on the 10th floor is a one-bedroom unit with 692 square feet.  It has an 18-foot-long living room and a kitchen, bedroom and bath that are each 10 feet long. 

Unit 5 on the 11th floor is a two-bedroom unit with 1,513 square feet.  The entry foyer leads to a 20-foot-long, open kitchen with an island and a 17-foot-long living room and a 12-foot-long dining area.

History

The building replaced a low-rise bank structure but its upper floors blocked many of the views to the north of the penthouse at 60 Warren Street that had a 24-foot-high window in a room that had a large Dale Chihuly chandelier and an Anthony Gormley sculpture of a man standing horizontally very close to the ceiling.
