Overview of 8 Union Square South

8 Union Square South is a 15 story boutique condominium completed in 2007 by the Claremont Group, with Arpad Baksa as architect. The building contains just 20 residential units and features a white, sandblasted precast concrete façade with Arctic Blue windows. Located at the southwest corner of University Place and 14th Street, the building is also known as 128 University Place and 36 West 14th Street. The site previously housed a Morris Lapidus designed Crawford Clothes building from 1948, which was demolished despite civic preservation efforts.

Apartments feature 10 foot ceilings (nearly 11 feet in the duplex penthouses) with floor-to-ceiling windows, many offering corner exposures and views over Union Square Park. Kitchens are outfitted with Valcucine cabinetry, Sub-Zero refrigerators, and Miele cooktops, dishwashers, and wall ovens, typically configured as open layouts with marble countertops and custom islands. Bathrooms throughout feature textured limestone floors and walls, Waterworks fixtures, soaking tubs, separate showers, and heated towel racks. Additional features include Brazilian walnut flooring, in-unit washers and dryers, Bang & Olufsen pre-wiring, and only two apartments per floor for enhanced privacy.

The crown jewel is a 3,118 square foot duplex penthouse spanning the 11th and 12th floors, featuring three bedrooms, 3.5 bathrooms, private elevator access, and a 2,000 square foot landscaped terrace with Ipe wood decking, fireplace, and professional grill. The penthouse includes a 30 foot wide library with custom bookcases and wood paneling. Building amenities include a 24 hour doorman, live-in superintendent, on-site fitness center, and concierge service by Quintessentially. Eric Choler designed the public spaces and was available for customized resident design services. The location offers immediate access to Union Square Park, the Greenmarket, Whole Foods, Trader Joe's, and multiple subway lines.
