The Brusco Group is a privately held, family-owned rental property company based on Manhattan's Upper West Side, with offices at 163 West 74th Street. It traces its roots to local landlord Nicola Brusco's acquisitions in the 1970s, and now its portfolio includes roughly 1,800 rental apartments in the city. The company specializes in modest prewar residential buildings, many renovated brownstones and walk-up apartment houses near Lincoln Center and Central Park. Apartments often feature classic touches like hardwood floors, fireplaces and small balconies. Services are limited, and few buildings have doormen or luxury amenities; the focus is instead on upkeep and neighborhood character.

Beyond its apartments, the portfolio also includes a few small ground-floor retail spaces in mixed-use buildings. For example, 142 West 75th Street is a classic 1910 Upper West Side walk-up with fireplaces and private balconies. Brusco Group avoided converting its buildings to co-ops and instead kept them as rentals, emphasizing long-term tenancies and community involvement. Managers participate in local improvement efforts.
