This 14-story residential building at 26-38 21st Street between 26th and 27th avenues in Astoria, Queens, was erected in 2008 and has 117 rental apartments.
It was developed by the Criterion Group of which Shibber Kahn is a principal.
The building is also known as 18-37 27th Avenue. It was originally known as 1 Astoria Square.
In 2014, when its name had changed to Exo Astoria, it was sold by TIAA-CREEF to a partnership between Massachusetts-based Forest Properties and Jeff Greene.
It is about a 10-minute walk from the N and Q subway lines.
Bottom Line
An imposing mid-rise residential structure in Astoria, this attractive and craggy building has many balconies and amenities.
Description
The brown-brick building has a two-story light stone rusticated base with a broad but narrow dark entrance marquee over a revolving door entrance.
It has a 9-story base and its tower is partially setback and stepped.
The building has discrete air-conditioners and many balconies.

The building has a 24-hour concierge, a live-in superintendent, a landscaped roof deck with BBQ grills, a residents’ lounge with kitchen and billiards, a fitness center, bicycle storage and a garage.

Apartment 12C is a two-bedroom unit with an entry foyer that leads to the 17-foot-long living/dining room with a corner balcony and a pass-through kitchen. Each of the bedrooms has private terrace and they also share a balcony.
Apartment 14F is a two-bedroom unit with and entry foyer that leads to a master bedroom with a ;private terrace and also is adjacent to an open kitchen next to the 18-foot-long living/dining room that is adjacent to the other bedroom that has a corner balcony.
Apartment 10B is a two-bedroom unit with an entry foyer that leads to a pass-through kitchen and the 19-foot-long living/dining room with a French balcony. There is a large, 6-sidede terrace accessed from the master bedroom.
Apartment 8K is a two-bedroom unit with an entry foyer that leads to an 18-foot-long angled living/dining room with a balcony. Both bedrooms are angled and one also has a balcony.
Apartment 10G is a one-bedroom unit with an entry foyer that leads past a pass-through kitchen to a 17-foot-long living/dining room and a 10-foot-wide home office. It has a large, 11-sided terrace accessed from the living room and the bedroom.
