Selection Methodology for Second Avenue Subway

The Second Avenue Subway index tracks the performance of prices in condominiums within a few blocks of the three new Second Avenue Subway stations scheduled to open on the Upper East Side in December 2016. CityRealty follows a strict set of criteria to determine which buildings are included in the index. This criteria are as follows:

The index covers condominiums in the 18 blocks surrounding each of the forthcoming stations: 72nd Street and Second Avenue, 86th Street and Second Avenue, and 96th Street and Second Avenue.

The boundaries for the 18-block catchments surrounding these stations runs from 3rd Avenue to York Avenue and three blocks north and south of the stations. Thus, the boundaries for condos included for the 72nd Street stop run from 69th Street on the south, 75th Street on the north, Third Avenue on the west, and York Avenue on the east.

CityRealty evaluates all of its indices regularly. All pricing information has been provided by the New York City Department of Finance via the Automated City Register Information System (ACRIS).
