Review of 559 West 23rd Street by Carter Horsley

This modern, 13-story, mid-block apartment building at 558 West 23rd Street in Chelsea has 6 duplex condominium apartments and was completed in 2015.

It was developed and designed by NB04 Architects.

Bottom Line

This narrow, mid-block apartment building has a very good Chelsea location and very strong and artsy, framed fenestration and a two-story setback with one off-center balcony.

Description

The street façade has very broad, double-height windows with alternating fenestration, all encased in a gray frame over an indented entrance.

A previous design by Garrett Gourlay and Haresh Lalvani for this site for a building known as The Avant was the same height but had three setbacks and undulating spandrels and mullions.

Amenities

The building has a part-time doorman, a fitness center and bicycle storage and is pet-friendly.

Apartments

The duplex apartments have 7-inch-wide plant oak floors, and kitchens have cabinetry by Eggersman and Honed Montclair Danby marble countertops and walls and Miele appliances and Sub-Zero refrigerators and wine coolers.

The townhouse unit has a very wide entry foyer that leads in one direction to a 23-foot-wide living room next to a 10-foot-wide study and to a 14-foot-wide dining room with a 24-foot-long garden terrace and a 10-foot-wide pass-through kitchen and a bedroom in the other on the main level and three more bedrooms and a 12-foot-wide balcony on the upper level.

Penthouse 11 is a three-bedroom duplex unit with a double-height 29-foot-wide living space with a 24-foot-wide balcony and an open, pass-through 18-foot-wide kitchen and two bedrooms and a 12-foot-wide balcony on the main level and a master bedroom with a balcony on the upper level.

Residence 9 is a three-bedroom duplex with 2,419 square feet of interior space and a 180-square feet of external space with a 20-foot-wide, double-height living space with a 10-foot-long open kitchen and two bedrooms with a small balcony on the main level and a 10-foot-wide tudy and a master bedroom with a small balcony on the upper level.
