This attractive, 28-story apartment tower at 436 Albee Square in Downtown Brooklyn was erected in 2017 by Yoel Schwimmer, who acquired the site in 2014 for $9.1 million from Sam Chang, the hotelier.

It has been designed by OMA, which is headed by Eren Chen.

The distinctive, slab tower rises from a two-story retail base and  has asymmetrical façades with windows cascading down unevenly on the front of balconies.

It has 150 rental apartments, two floors of retail space, parking for 30 cars and 75 bicycles.

It is across from the large City Point project and this other surrounding new towers make this the focal point of a new and impressive, high-rise neighborhood.

It is also very convenient to subways and is across the street from the Alamo Draft House, a Trader Joe's and the DeKalb Market Hall.

Bottom Line

A rather startling but simple mid-rise apartment tower in Downtown Brooklyn with a very distinctive façade with two large, tall rectangular glass "drips" similar in shape but not scale. It is across from the sprawling City Point development and the center of an impressive, new high-rise neighborhood.

Description

The building has a two-story retail base with a setback tower with a very distinctive façade that conjures on one façade two large glass "drips" similar in shape but not scale. 

Many of the apartments have balconies and floor-to-ceiling windows. 

The short sides of the towers have many corner windows but some get thinner at the top four stories and some at the top five stories. 

The building has a large entrance marquee facing Albee Square. 

The building has a beautiful lobby with large murals of lush greenery next to stunning curved wooden screens with thin slats irregularly placed, a decidedly sophisticated Oriental touch.

Amenities

The building has a landscaped roof deck with pergolas, a 10,000-square-foot gym, a cold storage room, a bicycle rooms, a coffee shop, a third-floor tenants' lounge with wet bar, game room and business center and outdoor screening room.

Apartments

There are eight apartments on the 4th and 5th floors, six on floors 6 through 27 and two on the 28th floor. 

All the units have washers and dryers, built-in bluetooth speakers, and white oak floors
