205 Water Street in the DUMBO (Down Under the Manhattan Bridge Overpass) Historic District in Brooklyn is a handsome, new construction project that combines several different aesthetics.

Part of its façade is a two-story penthouse with a cantilevered balcony by the steelwork of the Manhattan Bridge.  The remainder of the façade is exposed concrete with large multi-pane windows.  It also has a cobblestone entrance. 

The developer was Toll Brothers and the architect was Greenberg Farrow, which also designed One Ten Third for Toll in Manhattan. 

The 8-story building, which was completed in 2011, has 65 residential condominium apartments.

Bottom Line

Projected to achieve LEED Gold certification, 205 Water Street is a handsome exposed concrete structure with a distinctive signature element of a cantilever steel balcony inspired by the Manhattan Bridge and a cobblestone entrance.

Description

The building has an unusual asymmetrical façade highlighted by the cantilevered metal two-story balcony, double-height entrance and lobby and a cluster four metal-framed windows slightly off-center. 

The building’s windows have 35 panes referencing the area’s historic industrial architecture.

Amenities

The energy efficient 205 Water Street offers amenities that include a private residents’ lounge with a bar, a screening room and a landscaped reflecting garden, a double-height lobby attended by a 24-hour concierge, a fitness center, an on-site resident manager, a bicycle room, refrigerated storage, a laundry room and a parking garage that has preferred spaces reserved for fuel-efficient vehicles.

 

Apartments

Apartments have 5-inch-wide, white oak flooring, high efficiency, triple-paned windows, Bosch washers and dryers, 10-foot-high ceilings and concrete accent walls. 

Kitchens are equipped with gun-metal gray laminate cabinetry, polished Luce di Luna countertops and backsplashes, Sub-Zero refrigerators, Thermador ovens and cooktops, 27-bottle wine coolers and Bosch dishwashers. 

Master bathrooms have walnut vanities with polished White Carrara marble countertops and backsplashes, Italian porcelain walls and floors, Kohler accessories and Porcelanosa fixtures. 

Apartment 2B is a two-bedroom unit with an entry foyer that leads to a 25-foot-long living with with an open 11-foot-wide kitchen and a 32-foot-wide terrace. 

Apartment 2N is a one-bedroom unit with a 16-foot-wide living room with a 9-foot-wide pass-through kitchen and a 42-foot-long terrace. 

Apartment 7E is a two-bedroom unit with foyer that leads past a 10-foot-long open kitchen with an island and a 23-foot-long living room with a 38-foot-long terrace. 

Apartment 2L is a three-bedroom unit with a 20-foot-living room with a 12-foot-wide open kitchen with an island and a 32-foot-wide terrace. 

Apartment K is a three-bedroom unit on floors 3 through 6 is a three-bedroom units with a 20-foot-living room with a 12-foot-wide open kitchen with an island.
