This handsome, 7-story building at 230 East 20th Street in the Gramercy Park neighborhood was erected in 2016 and has 37 condominium apartments.  It is known as The Modern at Gramercy Square.

It was built in 2016 by The Chetrit Group, which is headed by Joseph Chetrit, Clipper Equity, which is headed by David Bitricer, and the Reed Property Group.

It is the only new building in the four-building, 223-unit Gramercy Square condominium apartment complex.  The other three buildings are the Boutique at Gramercy Square at 220 East 20th Street contains 9 apartments, the 9-story Prewar at Gramercy Square at 225 East 20th Street that contains 48 apartments and 18-story Tower at Gramercy Square that contains 130 apartments.

The three older buildings were erected in 1920 as part of the Cabrini Medical Center that closed in 2008.

The Gramercy Square complex, which is unrelated to the nearby Gramercy Park, occupies 1.4 acres in the middle of the block bounded by Third and Second avenues and 19th and 20th streets.

Woods Bagot is the architect not only for the new building but also for the three conversions.

The complex has almost half an acre of landscaped grounds with a solarium and the courtyard has been designed by M. Paul Friedberg & Partners.

The hospital complex was founded in 1892 in Greenwich Village by Frances Xavier Cabrini, who was subsequently canonized, and was known as Columbus Hospital.  It relocated to 20th Street in 1895.

A hospital building on the northwest corner of the complex’s site that contain its emergency room was removed and replaced by gardens.

Bottom Line

A distinguished, mid-rise building that is part of the Gramercy Square condominium mid-block complex near Gramercy Park with 8 projected window bays, an indented ground floor and a setback top floor.

Description

This very attractive building is the only new building in the four-building Gramercy Square apartment complex on the grounds of the former Cabrini Medical Complex in the Gramercy Park neighborhood.

Its bronze-colored façade has 8 projected window bays over an indented ground floor and a setback top floor.

Amenities

The complex has The Gramercy Club, which is run by La Palestra and has 18,000-square-feet of amenities with direct access from all four buildings.  The amenities include a dining room with a catering kitchen, a gym and a 75-foot-long swimming pool, a bicycle room, a valet, a children’s playroom, a golf simulator and storage.  Each building has a 24-hour doorman.

Apartments

Apartment 53 is a two-bedroom unit with 1,127 square feet, a 6-foot-wide entry foyer next to a 9-foot-long open kitchen with a breakfast bar and a 16-foot-long great room.

Apartment 21 is a two-bedroom unit 1,063 square feet, a 6-foot-wide entry foyer next to an 8-foot-long open kitchen with a breakfast bar and a 16-foot-long great room.

Apartment 54 is a two-bedroom unit with 995 square feet, a 6-foot-wide entry foyer next to an 8-foot-long open kitchen with a breakfast bar and a 14-foot-wide great room.

Apartment 52 is a one-bedroom unit with 687 square feet and a 5-foot-wide entry foyer next to an 8-foot-long open kitchen with a breakfast bar and a 17-foot-long living/dining room.
