Sales began in early 2009 for Hamilton Lofts, a six-story, two-building residential condominium project with a total of 12 full-floor apartments at 117 and 121 Edgecombe Avenue in Harlem.

Robert Gross of GP55 Partners is the architect and Romy Goldman of Gold Development is the developer. Gold Development last year completed a 14-unit condop project at 48 Bond Street in NoHo and in 2006 completed the 29-unit Hamilton Park condominium on 136th Street.

The two- and three-bedroom units, which all have direct elevator access and some form of private outdoor space, range in size from about 920 to 1,220 square feet and completion is expected in about a month.

Initial prices range from about $539,000 to $698,000.

The apartments have Viking kitchen appliances, Bosch dishwasher and Bosch washers and dryers, pull-out pantries, under cabinet kitchen lighting, garbage disposal units heated slate floors in the bathrooms and private storage space.

The buildings are located between 140th and 141st Streets and are a short block from St. Nicholas Park.

The building is distinguished by its large multi-paned windows and curved entrance marquee. The ground floor windows have flowerboxes, the entrance is flanked by lighting sconces and there are full-height windows that open onto shallow balconies as well as discrete air-conditioners.

An April 3, 2009 article by Jason Sheftell in The New York Daily News said that Ms. Goldman "gained experience working with L & M Partners as the development project manager for the Kalahari, a LEED-certified building on 116th Street and she had started working for Telesis, a company in Washington, D.C., that specialized in rebuilding neighborhoods through public and private partnerships."

David Gross, a founder of GF55 Partners, has designed 23 residential buildings in Harlem since 2001.

The buildings, which are across the street from a school, replaced two vacant lots and are two blocks from City College.
