Carter's Review

This elegant, 6-story building at 184 East 64th Street between Lexington and Third avenues was built in 2017 by Michael Paul Enterprises and has five full-floor condominium apartments.  It is known as The Gianna.

A former townhouse, its conversion to apartments was designed by Vail Associates Architects.

It is similar to other townhouse conversions by the developer at 230 East 63rd Street, 227 East 67th Street, 227 East 76th Street and 225 East 81st Street.

Bottom Line

Michael Paul Enterprises has created several simple and small but elegant condominium apartment buildings with limestone façades on the Upper East Side and this is the most recent in the most desirable location.

Description

The building has a limestone façade with a black-granite bottom beneath the ground floor windows.

There is a building wide balcony on the third floor and the building has a broad but minimal bandcourse beneath its small cornice.

The building has tall, multi-paned windows.

Amenities

The building has an attended lobby, a roof deck, a garden, an intercom, some balconies, basement storage, a virtual doorman and an elevator.

Apartments

An October 12, 2017 article by Michelle Mazzarella at cityrealty.com noted that “each exclusive, floor-through apartment has a private keyed elevator entrance.”

“Upon entering,” the article continued, “the open-concept living room and dining area is flooded with sunlight from southern-facing sliding glass doors that lead to a private balcony overlooking the townhouse garden. The open kitchen has an eat-in peninsula, custom Opal Quartz countertops, and a suite of deluxe appliances. All bedrooms have oversized California closets, and the master bedroom’s en-suite bath features a linen closet, dual vanity sink, walk-in steam shower, and deep soaking tub. Other luxurious features include radiant heated floors in all bathrooms, in-unit GE washer/dryer, and motorized Hunter Douglas shades on windows.”

Apartment 1 is a four-level unit with a 16-foot-wide, angled entry foyer that leads in one direction to a 22-foot-long kitchen and in the other direction to a 12-foot-wide stair landing and a 30-foot-long living room with a 15-foot ceiling and a 35-foot-long garden on the ground level.  The basement is for storage and the second floor has two bedrooms.  The third floor has two more bedrooms and a 23-foot-wide library with a 23-foot-wide terrace.

Apartment 3 is a three-bedroom unit with a 22-foot-long living room with a balcony and an 11-foot-wide kitchen.
