Construction winds down on 11 Avenue C, BLDG's East Village rental

BLDG Management’s angular rental tower Summit took the Turtle Bay area by storm, and now the developer seeks to bring that same energy to Alphabet City: Construction of a new 46-unit rental building at 11 Avenue C (255 East 2nd Street) is entering the home stretch. Before the new building took shape, this corner of Houston Street was best known for housing a Mobil gas station that EV Grieve described as the last of its kind.
Architect Rotwein+Blake noted that the narrow triangular site presented numerous challenges, yet a recent site visit shows that the firm overcame them all. While the new building's 10-story height is not about to transform the local skyline the way Summit did, it nevertheless towers over its neighbors. A concession to local history comes through in a brick and zinc facade that has been described as "a modern twist on a historic warehouse style."

According to permits filed in spring 2014, there will be no more than six units per floor, and select units will have private terraces. Residential amenities will include a bike room, central laundry room, mail room, lounges, and roof terrace. A tenant has not yet been announced for the building's retail space, but Lower East Side shopping and restaurants are a few blocks away. Rotwein+Blake notes that the Houston Street frontage will feature abundant storefront glass, and the residential entrance will create a more private and welcoming experience.

Rents are not yet available, but CityRealty listings show that the median rent for the East Village is $3,500/month. On the sales side, a three-bedroom unit at the nearby Houston House, a condominium inspired by Passive House standards, is listed for $2.8 million.
