Sheldon Solow's Slender Billionaires' Row Condo Tops Out

In the late 19th century, the stretch of West 57th Street between Fifth and Sixth Avenues was home to grand mansions owned by some of the city’s finest families. If developer Sheldon Solow has anything to say about it, the block will experience a flashback to its former residential glory: A 19-story residential building has just topped out at 7 West 57th Street, where a recent site visit revealed a flag on the roof signifying this milestone. Moreover, an offering plan for the 15 full-floor condos and top-floor duplex has recently been filed. Mr. Solow purchased the property for $25.55 million in 2005.

Permits for a new building with 4,100 square feet of retail and condos on top were filed by Hill West. Renderings show a slim building (only 32 feet wide!) with a glass façade, mid-height setback, and subtle convex face along the upper stories; this will play off the dramatically concave office tower at next-door neighbor 9 West 57th Street, another of Mr. Solow’s holdings. The planned height of 237 feet would set it apart in some neighborhoods, but truly risks casting it in the shadows of fellow Billionaires’ Row buildings One57, 432 Park Avenue, and Central Park Tower.
In a microcosm of the surrounding retail and restaurants on this stretch, 7 West 57th Street is next door to hot spot Brasserie 8 ½ and one door down from Bergdorf Goodman. However, the residences going up nearby are hard to ignore. Across the street from the site, Mr. Solow has filed plans for a 52-story hotel and condo tower to be designed by Skidmore, Owings & Merrill at 12 West 57th Street. A few doors down, rumor has it that a buyer set a new real estate record by paying $180 million for the penthouse in the Crown Building, where 20 luxury condos are planned.
