Samuel Weider + Associates (SWA) published this intriguing rendering on their social media accounts last week showing a modern low-rise building at 187 Kent Avenue between Metropolitan Avenue and North 3rd Street in Williamsburg. Yesterday permits were filed for the 7-story mixed-use building which will span 140,000 square feet and hold 96 apartments.
The glass-enclosed ground level will host several retail spaces while the second floor, clad in a band of rust-colored material, will provide a garage for 170 vehicles. Along the the 2nd-story setback will be a sweep of perimeter terraces and floors 3-7 will hold the 96 apartments, Many of the units will have their own private outdoor areas. Additionally, a rooftop garden will top the structure.
The Real Deal reported in September that Cheskie Weisz’s CW Realty Management is in contract to buy the development site for $45 million. A closed deal has yet to turn up in city records.The property includes 187-193 Kent Avenue and 46-50 North 3rd Street. The low-slung Kent Avenue buildings at the site appear to be vacant and are covered in graffiti, while 50 North 3rd is occupied by Villain, a full service events and creative agency with a 5,000 square foot event and photo space, according to website.
187 Kent will be directly south of the rental, 175 Kent Apartments, and catty-corner to the majestic Austin Nichols House. Stay tuned for further developments.
