When the first renderings were revealed for Eagle + West in spring 2020, which was originally known as Greenpoint Landing Site D, the majority of attention was paid to the shape of the two-towered development, which designer OMA Architects promised would be “a gateway to the neighborhood beyond and a unique impact on the Brooklyn skyline.” Most recently, leasing has launched on the apartments inside, offering modern interiors, luxuriously crafted amenities, and an address and views that embrace the waterfront locale.
Current availabilities start at $3,905/month for studios, $5,325/month for one-bedrooms, and $7,080/month for two-bedrooms. CityRealty listings show that these prices are quite a bit higher than the Greenpoint median rents of $4,938/month for one-bedrooms and $5,500/month for two-bedrooms, but it should be noted that Eagle + West is one of the more luxurious and modern buildings to take shape in the neighborhood in recent years. CityRealty listings also show only 19 publicly listed availabilities in the neighborhood, reflecting its uptick in popularity.

In addition to the market-rate apartments, a housing lottery is underway for 224 affordable units. Individuals and households earning $51,840-$206,875 have until September 12, 2022 to apply for apartments ranging from $1,437/month studios to $3,397/month two-bedrooms. New Yorkers all over the city are welcome to apply, but there is a preference for residents of Brooklyn Community Board 1. Full details and the application may be found here.
Located at 1 Eagle Street at the foot of West Street (hence its name), the complementary pair of towers has been described as “a ziggurat and its inverse,” and are angled to make the most of waterfront views and natural light. The buildings are clad in precast concrete panels, oversized windows, and angled planes.

Eagle + West sits along Greenpoint Landing’s waterfront esplanade and directly adjacent to one acre of public space designed by James Corner Field Operations, whose portfolio includes the High Line, Pier 17, and Domino Park. Highlights are set to include a picnic area, a garden walk, and an expansive public lawn. Upon completion, developers Brookfield Properties and Park Tower Development will donate the land back to the city to operate as a public park in perpetuity.
Aside from the offerings of Greenpoint Landing, Eagle + West is a short walk from the culinary and nightlife options of Franklin Street and Manhattan Avenue - including, but not limited to, Le Fanfare, Friducha, The Springs, and Saint Vitus Bar. Transportation options include the Greenpoint Avenue G train and the Greenpoint ferry stop, which is projected to reopen for service in August 2022.
