This attractive apartment building at 525 Park Avenue on the southeast corner at 61st Street was erected in 1914 and converted to a condominium in 1989.

It was designed in Italian Renaissance-palazzo-style by Schwartz & Gross, which designed many other apartment houses on Park Avenue including 470, 885, 888, 910, 911, 930, 941, 970, 983, 1045, 1070, 1125 and 1165.

The 14-story building has 48 apartments.

Developer Martin J. Raynes added three penthouse apartments to the building at the time of the conversion by purchasing the air rights from three adjoining buildings.

Bottom Line

One of the avenue’s early pre-war apartment buildings, it has a prime location that is convenient to shopping and transportation.

Description

The light-beige brick building has a one-story limestone base with a canopied entrance and a two-story entrance surround.

The building's broad avenue frontage is nicely modulated by three very handsome rows of balconies with the middle row shorter than the other two. The composition is nicely capped by an attractive cornice. The side-street façade has some balconies also.

The building has a doorman, but no roof deck and no garage.

Apartments

Penthouse B is a three-bedroom unit with a 25-foot-wide entrance gallery that leads to a 32-foot-long living room with a fireplace and connects to an 18-foot-long winter garden and a 19-foot-wide dining room off the 17-foot-wide kitchen with an island and a 9-foot-wide breakfast area.  The apartment also has a 15-foot-wide library.

Apartment 11AB is a four-bedroom unit that has a 19-foot-wide entrance gallery that leads to a 25-foot-wide living room with a decorative fireplace next to a 28-foot-long combined dining/reception room  that is next to a 14-foot-long pantry off the 18-foot-long eat-in kitchen.  The apartment also has a wet bar off its foyer and a 17-foot-long library.

Apartment 4CD is a three-bedroom unit with a large entry foyer that leads to a 24-foot-long living room with a fireplace that connects to an enclosed 15-foot-long dining room next to an 8-foot-long breakfast room off the 13-foot-long kitchen.  The apartment also has a 15-foot-wide library, a 10-foot-long staff bedroom and a 7-foot-long laundry.

Apartment 5AB is a four-bedroom unit that has a 13-foot-long entrance gallery that opens onto a 36-foot-long living room next to an 18-foot-long enclosed dining room off a 20-foot-long kitchen.

Apartment 3C is a one-bedroom unit that has an 11-foot-long entry foyer that opens onto a 24-foot-long living room with a fireplace next to a 19-foot-long dining room next to a 12-foot-long pantry.

Apartment 3B is a two-bedroom unit that has an 11-foot-long entry foyer that opens onto a 12-foot-long dining area and an 11-foot-long open kitchen and a 20-foot-long gallery that leads to an 18-foot-long living room with a 9-foot-wide den alcove.

Location

The building has a prime location that is very close to midtown and public transportation, Central Park and the boutiques and restaurants along Madison Avenue.
