Carter's Review

This attractive, 15-story, red-brick building at 277 West End Avenue on the southwest corner at 73rd Street was erected in 1926 and converted to a cooperative in 1983. It has 76 apartments.

It was designed by George and Edward Blum, whose other buildings include the Phaeton at 539 West 112th Street, 610 and 838 West End Avenue, 555, 830. 840, 875 and 929 Park Avenue.

Bottom Line

A pleasant pre-war building designed by the estimable George and Edward Blum with large layouts and a central and convenient Upper West Side location.

Description

The building has a very handsome façade with a two-story limestone base and a canopied, 2-step-up entrance across the street from the huge and not very attractive Schwab House apartment complex.

There are arched windows at the corners on the third story and on the top floor.

The 13th, 14, and 15th floors have very elaborate 3-story-high window surrounds with ornate balconies at their base and elaborate detailed arches and vertical decorative elements above with a peaked rooflines.

Portions of the façade along the avenue are slightly recessed and the building has an exposed rooftop watertank.

This building has and permits protruding air-conditioners. It has consistent fenestration and no sidewalk landscaping.

Amenities

The building has a 24-hour doorman, a concierge, a live-in superintendent, a gym, a bicycle room and storage.  It is pet-friendly.

Apartments

Apartment 1A is a four-bedroom unit with a 17-foot-long entrance gallery that leads to a 22-foot-long living room across from a 15-foot-long dining area next to a 12-foot-long butler’s pantry and a 16-foot-long eat-in kitchen.

Apartment 12B is a three-bedroom unit with a 15-foot-wide entrance foyer that leads to a 24-foot-long living room with a fireplace that opens onto a 23-foot-long, windowed dining room next to a 20-foot-wide, eat-in kitchen with a curved wall that leads to a 12-foot-long laundry and a 9-foot-long staff room.

Apartment 6D is a three-bedroom unit with an 11-foot-long entry foyer that leads past an 18-footlong, windowed kitchen and an 11-foot-long breakfast area to a 15-foot-long dining room that flows into a 24-foot-long living room.

Apartment 8B is a three-bedroom unit with a 15-foot-wide entry foyer that leads to a 24-foot-long living room adjacent to a 23-foot-long, windowed dining room that is next to a n 18-foot-long, windowed kitchen and an 11-foot-long, windowed breakfast nook and a 10-foot-long maid’s room.

Apartment 7E is a two-bedroom unit with a 13-foot-long entry foyer that leads to a 20-foot-long living room with a decorative fireplace next to a 16-foot-long dining room adjacent to a 13-foot-long enclosed, windowed kitchen.
