Description

When TriBeCa started to gentrify in the early 90's and real estate pioneers envisioned luxuriously appointed loft spaces, it's likely this apartment is what they dreamt of. The sun-flooded, oversized unit at 110 Franklin Street is an architectural masterpiece where each individual detail was meticulously considered during the gut renovation process to transform it into a one-of-a-kind stunner. At nearly 85 feet in length and with 10 foot ceilings, the combined unit(s) took 2+ years and millions to renovate, and has been featured in the Wall Street Journal and DeZeen magazine.

The design of the apartment evolved from the series of six archways that center the home, which once were full brick walls separating the two units.

Over the course of three months, the contractors blasted through seven layers of paint to achieve the perfectly desired texture and color of white-washed red brick. The thought behind the renovation of the walls was to create an immediate focal point for the home and to strike a balance between the coloring of the bricks and the abundant light that floods the apartment. Each archway has steel framed double windowed doors that are completely custom fitted to match the other handcrafted steelwork throughout the apartment.

Upon entry from the private elevator you are greeted with an oversized concrete floored foyer and the first of many storage spaces. The flow of the apartment is thoughtfully planned as you seamlessly move further into the apartment - from here you can survey the expansive layout to determine your next stop. Immediately from the entry you can see the powder room lined with the original tin ceiling tiles in the apartments before renovation.

The repurposing and tender care of this design feature is just the first of a hundred subtle, respectful decisions made.

The kid's wing resides at this southern end of the apartment. Two beautifully appointed bedrooms with an enormous play area. In a town with so little room for kids to grow, this apartment has been designed to cover your children from infancy to young adulthood.

The designer kitchen is a chef's dream with an oversized, open layout.

At 26' wide and 9' deep, the kitchen is as gracious and inviting as any 10,000 square foot house. Loaded with the best appliances available - 8 burner Viking stove with double ovens, 48" oversized SubZero fridge as well as a 24" full-height wine cooler and Miele dishwasher - the kitchen is ideally suited for intimate family meals or entertaining on a grand scale.

Opposite is the den/home theater through several arches fully equipped for movies, special TV events and casual lounging. A slim sliver of a window leading to the children's playroom frees parents to have their own space while keeping an eye on the little ones.

The northern end of the apartment is anchored by the living room and master suite (and home office/guest room).

The master craftsmanship, materials used and luxurious appointments are maintained and obvious in this wing of the apartment. The architectural shelving, the flawless hardwood flooring throughout (planks of different widths randomly placed and by random we mean 50 hours of painstakingly placed Harvest French Cut White Oak) and a spa-like master bath just keep reminding any visitor of the attention and love that went into this renovation.

Located at 108-110 Franklin Street, in the heart of NYC's most chic downtown neighborhood, unit #4 is in close proximity to some of Manhattan's best restaurants including the classic Odeon, Tamarind, Locanda Verde and family favorite Bubby's. The area is serviced for a healthy and athletic lifestyle with Equinox, Soul Cycle, Barry's Bootcamp, the Dog Pound and dozens of private gyms.

Access is simplified with essentially every train line easily accessed including 1, 2, 3, A, C, and E trains. And when the relatives come to visit you have hotel choices that include the Four Seasons, Roxy and The Greenwich H
