Carter's Review

This striking, 12-story, mid-block, apartment building at 12 Warren Street between Broadway and Church Street is half a block from City Hall Park and is an enlargement and recladding of a 7-story commercial building.

The building will be clad in bluestone from upstate New York and have 13 condominium apartments.

DDG, of which Joseph McMillan is a principal, is the developer and designer. It is best known for 41 Bond Street, which also has a bluestone façade.  H. Thomas O’Hara was an associate architect.

The building will be distinguished by its unusual, rough-hewn and dark façade and its cliff-like top with some projecting elements.

Bottom Line

DDG Partners continues its elegant campaign to make New Yorkers lust after bluestone rather than brownstone.

Description

The windows will be inset and some will be corner windows.

The building rises without a setback for the first seven stories and then has an irregular setback top with several different protrusions.

The building has an entrance marquee.
