303-305 East 44th Street is an upcoming 35-story residential development in Midtown East, currently in pre-construction following site demolition in 2024. The 470-foot tower, designed by ODA Architects, will house 131 condominium residences and feature 8,006 square feet of ground-floor commercial space.
The development has undergone significant evolution since its initial conception. Originally planned in 2018 as a 600-foot 'skinny skyscraper' with 44 luxury units by Triangle Assets, the project was temporarily shelved due to market conditions and site complications involving rent-controlled tenants.
In early 2025, the project reemerged with revised plans by ODA Architects, now being marketed by Bruklyn Builders. The updated design features a sculptural glass façade, representing a departure from the original block-by-block glass boxes concept in favor of a more streamlined tower profile. The new iteration significantly expanded the unit count while reducing the overall height, reflecting adapted market positioning.
