This very attractive, 13-story residential condominium at 190 South 1st Street in Williamsburg, Brooklyn, was erected in 2017 by Adam America Real Estate, which is headed by Dvir Cohen Hoshen and Omri Sachs, and Naveh Shuster Limited.  Adam America’s New York projects include 100 Norfolk Street on the Lower East Side, 201 Water Street in Dumbo, and 275
Fourth Avenue and 470 Fourth Avenue, both in Park Slope.

It was designed by ODA Architecture, which is headed by Eren Chen, and has 32 units.  ODA’s projects include 22-22 Jackson Avenue in Long Island City, Pier 6 in Brooklyn Bridge Park, the Rheingold Brewery in Bushwick, and 420-430 on Kent Avenue in Brooklyn.

Bottom Line

A rugged, almost Brutalist, mid-rise condo with substantial balconies tower with a low-rise community center with landscaped roof in Williamsburg.

Description

The mid-block tower, which is four blocks from the East River and five blocks north of the Williamsburg Bridge, is adjacent to a low-rise wing that houses a community facility and will have an active, landscaped rooftop one end of which will have a partial roof.

The setback tower is ruggedly massed with front and rear balconies.  Some of the slightly angled, front balconies have support columns at one end on alternate floors.

Amenities

The building has a landscaped terrace and garden lounge with picnic areas, a gym, storage, bicycle room and parking.

Apartments

Apartment C on the 6th through the 8th floors is a two-bedroom unit with an entry foyer that leads past a 13-foot-long, open, pass-through kitchen to a 13-foot-long living room with an 18-foot-wide balcony.  The master bedroom has a 12-foot-wide balcony.

Apartment A on the 5th through the 8th floors is a one-bedroom unit with a long entry foyer that opens onto a 15-foot-long living room with an open kitchen and an angled 18-foot-wide balcony,

Apartment A on the second through the 4th floors is a one-bedroom unit with a 15-foot-long, living room with an open kitchen.

Apartment A on the 9th and 11th floors is a one-bedroom unit with an entry on a long hall across from the open, 9-foot-long kitchen with an island next to the 15-foot-long living room with an angled, 18-foot-wide balcony on the building’s north side. The bedroom on the building’s south side has an 18-foot-wide balcony.

Apartment 5B is a studio unit with an entry into the 18-foot-long living room with an open kitchen and a 6-foot-long sleeping alcove.
