The two-building complex at 247 North 7^th Street in Williamsburg, Brooklyn was erected by Adam America in 2016 and has 169 rental apartments.

The complex is bounded by Roebling, Havemeyer and North 7^th and North 8^th streets.

The grey-colored buildings have a setback top floor and enclose a handsome and very nicely landscaped courtyard.

Plans were first filed for the project in 2006 Rieder Holdings bought the site for $12 million in 2011 and sold it the next year to Silverstone Property Group.  According to newyorkyimby.com, “Adam America took over the property and its monstrous mortgage for an undisclosed amount in 2013.”

According to an article by Danielle Balbi in the March 9, 2016 edition of commercialobserver.com, Adam America sold the property to Greystar of Charleston, S.C., for about $125 million.

The property is about a three-minute walk from the Bedford Avenue station of the L subway.

Bottom Line

A large rental complex with a handsome, landscaped courtyard, a garage and sidewalk landscaping in Williamsburg.

The complex has two roof decks, a fitness center, a garage, bicycle storage, a 24-hour doorman, a pet spa and a residents’ lounge.

Apartments

Apartments have washers and dryers and white oak flooring and 9-foot ceilings.

Kitchens have Caesarstone countertops and white and wood grain cabinetry with soft-touch, self-closing drawers.

Apartment 704 is a two-bedroom unit with an entry foyer next to a pass-through kitchen adjacent to a 14-foot-wide living/dining room.

Apartment 702 is a two-bedroom unit with a 17-foot-wide living/dining room next to an 8-foot-wide, pass-through kitchen and a very large terrace.

Apartment 106 is a two-bedroom unit with a 14-foot-wide living/dining room and a very large terrace and a 9-foot-long pass-through kitchen.

Apartment 705 is a one-bedroom unit with a 15-foot-long living/dining room with a 9-foot-wide terrace and a 13-foot-long open kitchen.

Apartment 617 is a one-bedroom unit with a small entry foyer next to a 9-foot-wide pass-through kitchen and a 16-foot-long living/dining room.
