Carter's Review

This handsome, 6-story, modern building at 318 East 81st Street between Second and First Avenue was erected in 2018 by Issac & Stern for Cohen Goldstein Investment Strategies that is headed by Gidi Cohen and Adrian Goldstein.

 It has 6 full-floor condominium apartments. 

Andres Escobar did the interiors.

Bottom Line

A very attractive, mid-block, low-rise building with only 6 units that was designed by Issac & Stern to recall "iconic California modernism."

Description

The building has a slightly recessed glass façade with large balconies and sidewalk landscaping.  The sides of the façade frame the large multi-pane windows. 

The building has a nice tiered cornice.

Amenities

The building has an elevator and a package room.

Apartments

Kitchens have Petra Grigio quartz backsplashes and countertops and Sub-Zero, Miele and Wolf appliances.  Master baths have radiant floor hearing and Arabescato marble walls. 

The duplex is a two-bedroom unit with a 18-foot-long living room with an open 14-foot-long kitchen with an island and two bedrooms and the lower level gas a 26-long room next to a 29-foot-long backyard. 

A three-bedroom unit on the top floor has a long foyer that leads to a 19-foot-long living room with a 14-foot-wide terrace and a 16-foot-long open kitchen.  The master bedroom also has a 14-foot-wide terrace.
