This 12-story residential condominium building at 163 West 18th Street was developed by the Angel Group and designed by Karl Fischer.
It is notable for its unusual massing that takes advantage of the city's zoning for dormers and by its charcoal gray matte terracotta facade highlighted by gray-tited glass and silver-olored "window walls."
The building has 29 apartments.
According to Mr. Fischer, the city's zoning allows dormers to be used in setbacks over the top of a street wall and he took advantage of the regulation to increase his floor area above the setback while also extending its angled side rakishly downward across the building's base where it protrudes about two feet to create angled bay windows.
The building has three blaconies and a central location in Chelsea where Mr. Fischer also designed the Chelsea Club condominium building at 438 West 19th Street. He was the architect also for the conversion of the former American Tract Society Building at 150 Nassau Street and for numerous projects in Brooklyn.
Andres Escobar was the interior designer for this project.
The building has a fitness center, a meditation room, a garage and individual storage spaces and a concierge, but no sidewalk landscaping and no roofdeck. There are a few balconies and a few corner windows.
The apartments have Sub-Zero refrigerators and Bosch dishwashers.
