This attractive 9-story loft building is named the Bullmoose Condominium in honor of the birthplace on the block of the birthplace of Theodore Roosevelt, a national historic site.

The building has 23 apartments with 10- to 13-foot-high ceilings, Subzero refrigerators, wine refrigerators, Viking cooktops and electric ovens, and Bosch dishwasher and washers and dryers as well as Poggenpohl cabinets, maple floors, six-foot bathtubs. The four penthouses have terraces and outdoor hottubs hook-ups.

Located between Broadway and Park Avenue south, it is in the heart of the Flatiron District and close to Gramercy Park and many restaurants, boutiques and movies. The area has excellent public transportation within a few blocks.

The building was erected in 1890 and the residential conversion was made by Alchemy Properties that was started in 1990 by Kenneth S. Horn. Other partners in Alchemy are Joel Breitkopf and Gerry Davis. Other Alchemy conversion projects in Manhattan have included 57 Bond Street and the Keystone Building at 38-44 Warren Street.

The Beaux-Arts-style building has a residents’ roof garden, an elevator, a video intercom system and “smart wiring.” The first floor and the seventh floor have arched windows and the building has attractive quoins.

The apartments range in size from 1,469 to 2,736 square feet and have individually controlled central air-conditioning and heating.
