Urban American

Urban American was founded in 1997 by father-and-son team Philip and Doug Eisenberg and is headquartered in Midtown Manhattan. The firm is a vertically-integrated owner-operator of multifamily workforce housing, with a portfolio of roughly 12,000 rental apartments. Its properties span from newly built high-rises to renovated mid-century buildings across Manhattan neighborhoods like East Harlem and Hamilton Heights, as well as parts of Brooklyn. Many of these rental buildings feature 24-hour doorman service, resident lounges and gyms, and modern apartment finishes, reflecting an emphasis on quality and tenant comfort.

While Urban American focuses primarily on residential rentals, it also serves as an investor and developer that acquires and renovates under-managed apartment properties. One notable example is The Heritage Fifth Avenue at 1295 Fifth Avenue, a landmark twin-tower complex on Central Park's northeast corner. Under Urban American's management the Heritage has updated apartments, 24-hour concierge service and building amenities like a gym and lounge. The company emphasizes affordable, sustainable urban living; it has invested in energy-efficient building upgrades and offers programs such as discounted rents for qualifying military veterans, reflecting its mission to improve housing value and community well-being for working renters.
