In early 2024, plans were filed to redevelop 205 Montague Street into a soaring 47-story mixed-use tower, marking one of the most ambitious additions to the Downtown Brooklyn skyline. Rising to 672 feet, the tower would become Brooklyn’s third-tallest building if completed today, surpassed only by the Brooklyn Tower and Brooklyn Point, although several other planned towers will likely rise higher.
Led by Jonathan Landau of Landau Development Corporation, formerly CEO of Fortis Property Group, the project will transform a five-story commercial building into a roughly 410,000-square-foot tower, split between commercial and residential uses. The building is expected to house 136 residential units—likely condominiums given the low unit count and premium location—and feature a 100-car underground garage.
The site shares a zoning lot with the adjacent office building at 197 Montague Street. Architecturally, the tower is being designed by Hill West Architects, known for their work on nearby Olympia. Preliminary massing diagrams reveal a slender structure wrapped in sculptural balconies, drawing comparisons to Studio Gang’s Aqua Tower in Chicago. The east-facing apartments will overlook Cadman Plaza with expansive views of Midtown and the East River, while western-facing units will offer vistas over the Brooklyn Heights Historic District, New York Harbor, and Lower Manhattan.
Historically, the site was home to the former Brooklyn Dodgers headquarters, where Jackie Robinson famously signed with the team. It was replaced in 1962 by the current office building, which will be partly demolished to make way for the tower. The development sits at the nexus of Brooklyn Heights and Downtown Brooklyn, neighboring prominent projects like One Clinton, the converted Brooklyn Trust Company Building, and the soon-to-be-redeveloped St. Francis College campus.
