Overview of 1155 Park Avenue

1155 Park Avenue is a distinguished pre-war cooperative located on the southeast corner of Park Avenue and 92nd Street in Carnegie Hill. Designed by Robert T. Lyons and built by Bing & Bing in 1915, the 13-story building was converted to a cooperative in 1979 and contains 50 apartments.

The building features a rusticated two-story limestone base, a canopied entrance, and decorative bandcourses beneath the 11th and 14th floors. Quoins accent the north and south ends along Park Avenue, while the 13th-floor center windows have slight arches, contributing to the façade's understated elegance. The inner courtyard, measuring 34 by 32 feet, adds a sense of openness to the layout of its generously proportioned apartments.

Notably, architect Emery Roth later added setback penthouses in 1915 and 1922. Across the avenue, the Brick Presbyterian Church provides a striking architectural counterpart, while nearby Central Park and cultural institutions enhance the immediate area's appeal.

Residents benefit from a full-time doorman, concierge, live-in resident manager, and a range of amenities, including a windowed gym, package room, bicycle storage, and private storage for each unit. The cooperative allows 40% financing and imposes a 2.5% flip tax. While there is no on-site garage or health club, the building’s amenities reflect a balance of classic pre-war charm and modern convenience.

Historically, Bing & Bing secured light protection for the site by acquiring two three-story buildings at 109 and 111 East 91st Street, which were later redeveloped into a townhouse by architect S. Edson Gage for I. Townsend Burden. Today, 1155 Park Avenue remains a prestigious address in Carnegie Hill, a neighborhood known for its prestigious schools, cultural landmarks, and architecturally significant residences.

Sales History

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
