At first glance, the 36-story residential tower known as the Evans Tower at 171 East 84th Street on the northeast corner at Third Avenue appears like just another minimalist Upper East Side light-colored-brick tower.

Yet its massing and plan are very finely accomplished here, creating a good plaza at the corner in an area that needs such relief and its cross axis opens up more views for the residents while also making the large building a bit less massive.

Developed by Louis Evangelista and Legent Realty Company, the building contains 220 condominium apartments and opened in early 1986 in a neighborhood that has become quite lively with a good mix of restaurants and neighborhood stores.

Bottom Line

This very attractive high-rise apartment tower is surrounded by numerous restaurants and is convenient to a major Fairways food store, two cineplexes, many stores and excellent public transportation.

Description

This tower has many balconies, two-story retail frontage of Third Avenue, and a nicely landscaped plaza and canopied entrance on the sidestreet.

Amenities

Evans Tower has a 24-hour doorman and concierge, a live-in superintendent, a roof deck, a health club with a pool, sundeck, private storage, a garage, a children’s playroom and a package room.  It allows pets.

Apartments

Apartment 17E has a 26-foot-long living room with an 8-foot-wide balcony and an enclosed 7-foot-long kitchen. 

Apartment 21B is a one-bedroom unit that has a large entry foyer that opens onto a 21-foot-long living room with an 8-foot-wide balcony and an 11-foot-wide corner dining alcove next to the 11-foot-long enclosed and windowed kitchen. 

Apartment 20/21G is a duplex with a long entry foyer that leads past an open kitchen to a 20-foot-long living room with a 7-foot-long dining alcove and a 16-foot-long master bedroom overlooking a 46-foot-long terrace on the lower level and three more bedrooms on the upper level. 

A duplex apartment has a 16-foot-long entry foyer that leads to a 23-foot-long living dining area that is double-height next to an enclosed kitchen on the lower level and a 16-foot-long office and a 13-foot-long bedroom on the upper level. 

Apartment 16E/G is a four-bedroom unit with a 24-foot-long entrance hall that leads to a 14-foot-long foyer that opens onto a 25-foot-long living/dining room  with a 9-foot-wide balcony next to an enclosed windowed 12-foot-long kitchen.  The 19-foot-long master bedroom facing south has a small balcony and a 20-foot-long bedroom facing north also has a small balcony.
