In December 2025, developer Slate Property Group closed on the shuttered Stewart Hotel for $255 million. Slate will convert the building to 579 affordable apartments for low-income households and formerly homeless individuals, with monthly rents ranging from $1,385 to $1,731/month. The property will also include office space for non-profit Breaking Ground, which will provide on-site social services. Construction is estimated to take about 24 months.
In late July 2025, developer Slate Property Group and non-profit Breaking Ground entered late-stage talks to acquire Manhattan's Stewart Hotel from Sioni Group and Patriarch Equities. The two plan to be co-developers on converting the hotel to 535 units of permanently affordable housing. A spokesperson for Slate Property Group said that they would handle construction, and that Breaking Ground would operate the building and provide services. The deal could potentially close by the end of the year.
