Fitzroy Townhouses is a five story, five unit cooperative set within the landmarked row of Italianate townhouses on West 23rd Street, historically known as Millionaire’s Row. Built in 1900 and converted to a cooperative in 1983, the building retains its pre war character and the gas lit, tree lined streetscape associated with the Fitzroy Townhouses.
The apartments include duplex layouts organized around parlor and garden levels, with unusually generous proportions in some homes. Private outdoor space is part of the building’s profile, including terraces, balconies, and a planted south facing garden; the duplex arrangements also include dramatic double height living spaces and ceiling heights reaching 16 feet. Wood burning fireplaces, hardwood floors, oversized windows, renovated kitchens and baths, and abundant storage recur among the residences.
Building amenities include in-unit washer and dryers and a video intercom system, while central air conditioning appears in some renovated homes. The cooperative is pet friendly, and several apartments have direct connections to terraces, balconies, or landscaped outdoor areas.
At 438 West 23rd Street between Ninth and Tenth Avenues, the building is a block from the High Line and close to Little Island, Hudson River Park, Chelsea Piers, the Avenues School, art galleries, restaurants, shops, and playgrounds. Its location places it in the heart of West Chelsea’s gallery and park district while preserving the character of a historic townhouse block.

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.
By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
