Overview of Clinton Hill Co-ops at 361 Clinton Avenue

The Clinton Hill Co-ops are a collection of 12 landmarked buildings designed by Wallace K. Harrison (architect of Rockefeller Center, the Metropolitan Opera House at Lincoln Center, and the UN Complex) between 1941 and 1943 to house Brooklyn Navy Yard workers. The complex, split between two campuses along Clinton Avenue at the border of Clinton Hill and Fort Greene, was converted to co-op ownership in 1982 and remains one of Brooklyn's best values in a highly desirable location. The buildings offer 24 hour security, on-site maintenance staff, two elevators, renovated laundry facilities, bike storage, a package room, and a landscaped common courtyard.

Apartments throughout the complex feature generous layouts with oversized windows that frame dramatic views stretching from the Verrazano Bridge to Midtown Manhattan, including the Freedom Tower, Manhattan Bridge, Statue of Liberty, and NY Harbor. Common features include original hardwood or parquet floors, windowed kitchens with dishwashers, abundant closet space (typically five to six closets per unit), and high ceilings with original moldings in many units. The flexible floor plans are popular for conversions, with many one bedroom apartments easily transformed into two bedrooms, and two bedroom units adaptable to three bedroom configurations.

The co-op offers flexible ownership policies including a 10% minimum down payment, pets allowed, pied-Ă -terre use permitted, and sublets allowed after two years of ownership. The buildings are smoke free. Transportation is exceptionally convenient with the G train directly outside and the C train two to three blocks away, plus easy access to Atlantic Terminal and Barclays Center for multiple subway lines and the LIRR. The location provides immediate access to Fort Greene Park, the Saturday farmers market, BAM, Pratt Institute, and the Brooklyn Navy Yard's Wegmans and Russ & Daughters, along with acclaimed neighborhood restaurants including Roman's, Sailor, Theodora, Aita, and Olea.
