116 John Street is a 35 story Art Deco office building in the Financial District, originally designed by Charles Glaser and Louis Allen Abramson in 1931. In 2015, Metro Loft Management converted the Depression era structure into 418 rental apartments, with Avinash Malhotra serving as the conversion architect. The building, also known as 1 Platt Street and 225-235 Pearl Street, features a three story limestone base with light colored masonry above and six main setbacks across the top nine floors. The lobby is notably spacious and lined with marble.

The conversion from office to residential use resulted in many apartments with unusual and distinctive layouts. All units feature 11 foot ceilings, and floor plans include everything from studios to one bedrooms and flex layouts. Specific examples include a 25 sided corner one bedroom on the 30th floor, studios with living and dining rooms stretching up to 37 feet long, and various units with angled bedrooms, wraparound balconies, and long entry foyers. The building's office origins created these unconventional configurations that set it apart from typical residential construction.

Apartments come outfitted with oak strip flooring, custom European cabinetry, marble countertops, stainless steel appliances, and contemporary tile baths. Select units include private terraces or balconies. The building is managed by Inspire, a residential brand developed by Silverstein Properties, and offers reduced security deposits of $1,500 for qualified applicants.

Amenities include a 24 hour concierge, doorman, live-in superintendent, state-of-the-art fitness center, resident lounge, furnished roof deck, storage, laundry, and valet services. The building is pet friendly and benefits from excellent transit access to the 2, 3, 4, 5, 6, A, C, J, and Z subway lines.
