This handsome, 64-story apartment tower at 19 Dutch Street, which is also known at 118 Fulton Street, was developed by Carmel Partners and designed by Gerner Kronick + Valcarcel and SLCE Architects.  

The 770-foot-high building contains 483 rental apartments including 97 "affordable" units.  It also has more than 8,000 square feet of retail space in the cellar and the first two floors. 

Colum McCartan is the interior designer. 

Carmel purchased the site in 2014 from the Lightstone Group.

Bottom Line

Unlike several towers in Dallas that turn on some lights at night to create different geometric outlines, this very attractive tower has façade elements that are illuminated during the day in direct sunlight but disappear in the shade or at night.  It also has some very distinctive design touches such as entrance columns with curving light elements and a residential lounge with tall bronze screens whose vertical elements have rather exotic sinuous random patterns.

Description

The building's sheer tower on a slightly broad low-rise base is striped rectilinearly in a complex and intriguing fashion with some graduated corner elements and some graduated "ladder" elements during the day but the illuminated elements disappear in shade and at night. 

In his June 14, 2018 article on the building at cityrealty.com, Ondel Hylton observed that the architects "styled a sheer glass curtain wall animated by a fritted pattern that reminds us of the stepped roofs of old Dutch townhomes." 

The building's entrance is inset behind several columns that have curving light elements descending from lit capitals that stop just short of touching the sidewalk. 

The building also has a very handsome lobby with handsome stone walls and floors and a distinctive segmental concierge station. 

The building's residential lounge has tall bronze screens whose vertical elements have rather exotic sinuous random patterns. 

Mr. Hylton's article quoted Mr. McCartan that "we sought out to innovate and create one-of-a-kind, art-directed spaces: from the custom design-centric elevator cabs that at Dutch inspired to the small crafted and elevated details within the apartment corridors - the Dutch is truly in the details." 

The building, whose tower has no setbacks, has sidewalk landscaping.

Amenities

The building has a sumptuous, 24-hour attended lobby with handsome stone walls and floor and segmental decorative concierge station, and on the third and fourth floors, a fitness center with areas for boxing and spinning, a library with a fireplace, a children's playroom, a golf simulator, a demonstration kitchen, a double-height game room with an adjoining business center, a bicycle room, a residents' canteen with hospitality cart and coffee service, and an on-site resident services coordinator .

Apartments

Apartments, which start on the 5th floor, have keyless access, 9-foot-high ceilings, Bertazzoni kitchen appliances, white kitchen cabinetry, white quartz kitchen countertops, Bosch refrigerators and washers and dryers, Blomberg dishwashers, cerused oak floors, and floor-to-ceiling windows.

Apartment 21H is a two-bedroom unit with a long entry foyer that leads past an open kitchen with a breakfast bar to a 16-foot-long living/dining room.

Apartment 51E is a corner one-bedroom unit with an entry foyer that leads past an open kitchen with a breakfast bar to a 20-foot-long living/dining room with a corner circular column by the windows.

Apartment 32I is a corner one-bedroom unit with an entry foyer next to a 9-foot-long, windowed home office and an open kitchen with a breakfast bar to a 17-foot-long living/dining room with a circular column in the middle of its window.

Apartment 21I is a corner one-bedroom unit with an entry foyer that leads past an open kitchen with a breakfast bar to a 17-foot-long living/dining room with a circular column in the middle of its long corner window.

Apartment G9 is a studio unit with a long entry foyer with an open kitchen leading to a 15-foot-wide living area.
