Greenwich Place, 120 Greenwich Street: Review and Ratings

between Carlisle Street & Albany Street View Full Building Profile

Carter Horsley
Review of 120 Greenwich Street by Carter Horsley

This handsome, Italian Renaissance-palazzo-style 1908 commercial building was converted to a rental apartment building in 1999 and then to a 102-unit, residential condominium building in 2006.

The 13-story, yellow-brick building is across Greenwich Street from the American Stock Exchange and across Albany Street from the Deutsche Bank building that was severely damaged in the terrorist attacks of September 11, 2001. JPMorgan has agreed to a long-term lease to redevelop the bank building site when the damaged building is demolished.

The terrorist attacks created cracks in about 100 windows at 120 Greenwich Street.

Rothzeid Kaiserman Thomson & Bee were the architects in the rental conversion of 120 Greenwich Street that opened for occupancy as a rental in the summer of 1999 as Greenwich Place with 103 apartments, mostly one-bedrooms and studio units with three two-bedroom penthouse units.

The building has a 24/7 attended lobby with refrigerated storage, a live-in superintendent, a concierge, a health club, a roof deck, 10-and-a-half-foot-high ceilings, double-pane windows, recessed lighting, heart pine flooring, maple kitchen cabinetry, on-site valet services, storage units, central air-conditioning and some on-site parking. Kitchens also have Liebherr refrigerators with bottom freezers, Brazilian green granite counters, and Bosch dishwashers.

The building has a three-story rusticated base and rusticated quoins at its rounded corners, arched windows on the third and 12th floors and a nice cornice. It has a five-step-entrance with a very impressive broken-pediment entrance surround with banded columns. It is very convenient to the Financial District, Battery Park, TriBeCa and public transportation.

Larry Devine and partner Charles Cecil of Barrington Equities were the sponsors of the conversion.

120 Greenwich Street is on the eastern side of the block bounded by Greenwich, Albany, Washington and Carlisle Streets. The Moinian Group is developing a 53-story, mixed-use tower designed by Gwathmey Siegel Architects on the western side of the block.
