Overview of 20 Exchange Place

Twenty Exchange Place, designed by Cross & Cross and completed in 1931 as the City Bank Farmers Trust Building, stands as one of New York's most striking Art Deco towers. At 59 stories and 685 feet, it was the fourth tallest building in the world when constructed and remained among the city's ten tallest until 1970. The limestone clad skyscraper is distinguished by 14 ominous hooded busts perched at its 19th floor setback, which reportedly represent giants of finance, seven smiling and seven scowling. The building earned New York City Landmark designation in 1996 and was acquired in 2004 for $152 million by Nathan Berman, Yaron Bruckner, and Eastbridge NV, who converted it to residential use with Avinash K. Malhotra as architect.

The building's original lobby remains a spectacular showcase of Art Deco design, featuring a domed rotunda with gold toned travertine floors, decorative nickel and bronze, and red marble columns topped with American eagles. The ceiling's stepped concentric rings, stenciled in black and silver, mount to a Machine Age oculus that floods the space with reflected light. The lobby was fashioned from 45 different types of marble quarried from Germany, Italy, Czechoslovakia, France, Spain, and Belgium. The tower was erected in the remarkably brief span of just under one year from the placement of its first steel column.

Apartments feature 11 foot ceilings throughout, with many units offering oak hardwood flooring and renovated kitchens equipped with stainless steel appliances and custom European cabinets. Bathrooms include marble floors, contemporary tiling, and custom sinks and vanities. Higher floor units, particularly those with southern exposure, offer sweeping views of the Statue of Liberty, Verrazano Bridge, and Governor's Island. Some layouts provide flexible configurations, with certain one bedrooms easily convertible to two bedrooms, and units feature generous storage including his and hers closets.

Building amenities include a 24 hour doorman and concierge, valet service, and a fitness center with Techno Gym equipment. The landscaped sundeck on the 19th floor provides outdoor space with panoramic views, while the residents' lounge offers billiards and entertainment areas. Additional conveniences include a bicycle room and laundry facilities. Notable residents have included Anna Chapman, the Russian intelligence agent who lived in the building.

Broker & Resident Comments

This "luxury" high-rise draws mixed reviews, with residents citing "beautiful, updated units" but lamenting "persistent elevator issues" that have plagued the building. While some praise the "amazing doormen and maintenance staff," the "management receives consistently poor marks" for communication and responsiveness. The building's infrastructure challenges, including "frequent service disruptions," have become a defining characteristic. Those seeking high-rise living should "thoroughly investigate" current building conditions before committing.
