This very handsome, 12-story, cooperative apartment building at 29 East 22nd Street between Broadway and Park Avenue South was erected in 1907. 

It was designed by Frederick C. Zobel, who also designed the Haskins & Sells Buidling at 35 West 39th Street in1912 and numerous buildings in the TriBeCa East, SoHo Cast-Iron, Ladies’ Mile and Greenwich Village Extension II historic districts. 

It is known as Gramercy 29 and it has 21 apartments.

Bottom Line

A robust pre-war building with one of the city’s loveliest fire-escapes just around the corner from Madison Square Park and not far from Gramercy Park.

Description

The building is distinguished by its very lovely, curved fire-escapes on the west side of its main façade. 

The top floor has arched windows below the building’s large cornice. There are bandcourses at the second, third and 10th floors. 

It permits protruding window air-conditioners.

The building has a roof deck, an intercom and an elevator. 

It is pet-friendly and has a bicycle room and a laundry.

Apartments

Apartments have high ceilings. 

Apartment 9NS is a three-bedroom unit that has a 31-foot-wide living room that opens onto a 21-foot-wide dining room, a 15-foot-wide office and a 15-foot-wide media room. 

Another unit has two bedrooms and a 17-foot-wide entry foyer that leads to a 49-foot-wide great room that adjoins a 12-foot-wide pass-through kitchen.
