Sky View Parc Tower 1 is a 16 story condominium completed in 2011 as part of a 14 acre mixed use development in Flushing. Designed by Perkins Eastman, the building contains 448 units set atop a 4 story retail and parking podium at 40-26 College Point Boulevard. Originally developed by Muss Development Company and Onex Real Estate Partners, the project weathered the 2008 financial crisis when Muss withdrew, with Onex later selling the 800,000 square foot shopping center and parking to Blackstone for $400 million in 2015. The retail component includes Nike, Restoration Hardware, Nordstrom Rack, Uniqlo, BJ's Wholesale, and Target.

The building sits three minutes from the 7 subway line Main Street station and the LIRR, with a 6 acre private park built on top of the shopping center. This elevated park features a pool, tennis and basketball courts, putting greens, and a dog run. Tower 1 was the first of six buildings in the overall Sky View Parc development, with its masonry construction contrasting the later glass clad towers of Phase 2. Units benefit from a 15 year 421-A tax abatement.

Apartments feature 9 foot ceilings, in-unit washers and dryers, and open kitchens with granite countertops and stainless steel appliances. Units range from one to three bedrooms, with many including private terraces or balconies. Penthouses offer multiple terraces totaling up to 500 square feet of outdoor space. Common layouts include living and dining rooms ranging from 22 to 35 feet in length, with breakfast bars or islands in the open kitchens.

Building amenities include a 24 hour doorman and concierge, an 8,000 square foot health club with sauna and steam rooms, and a live-in resident manager. The rooftop park provides outdoor entertainment space with BBQ areas, children's playgrounds, sports courts, and chess tables. Residents have access to on-site valet parking and are an elevator ride away from the shopping and dining options in the mall below.
