Sky View Parc Tower 1 is a 16 story, 448 unit condominium at 40-26 College Point Boulevard in Flushing, completed in 2011 as the first of six buildings in a 14 acre mixed use development designed by Perkins Eastman. Originally developed by Muss Development Company and Onex Real Estate Partners, the project weathered the 2008 financial crisis when Muss withdrew; Onex later sold the development's 800,000 square foot shopping center and parking to Blackstone for $400 million in 2015. Tower 1's masonry construction distinguishes it from the three glass clad towers of Phase 2, known as The Grand at Sky View Parc, which added 743 apartments to the complex.
The development's most distinctive feature is a 6 acre private park built atop the four story retail and parking podium, with a pool, tennis and basketball courts, putting greens, a dog run, BBQ areas, chess tables, and children's playgrounds. The Sky View Center mall below includes Nike, Restoration Hardware, Nordstrom Rack, Uniqlo, BJ's Wholesale, and Target, accessible by elevator from the residential floors. Units carry a 421-A tax abatement.
Apartments range from one to three bedrooms and commonly feature 9 foot ceilings, in-unit washers and dryers, oversized soundproof windows, and open kitchens with granite countertops and stainless steel appliances. Many units include private terraces or balconies, with living and dining rooms ranging from 22 to 35 feet in length. Penthouses offer multiple terraces totaling up to 500 square feet of outdoor space.
The building has a 24 hour doorman and concierge, a live-in resident manager, an 8,000 square foot health club with sauna and steam rooms, a spa, a children's playroom, and on-site valet parking. The 7 train's Main Street station and the LIRR are about three minutes away, with service to Midtown Manhattan in approximately 17 minutes. Citi Field is nearby.
