Sky View Parc Tower 1 is a 16 story, 448 unit condominium at 40 26 College Point Boulevard in Flushing, completed in 2011. Designed by Perkins Eastman, it was the first of six residential buildings in a 14 acre mixed use development built over the Sky View Center retail and parking podium.
The complex is organized around a six acre private park atop the podium, with a pool, tennis and basketball courts, putting greens, a dog run, barbecue areas, chess tables, and playgrounds. Tower 1 has a masonry exterior, in contrast with the glass clad towers added during the development’s second phase, known as The Grand at Sky View Parc. Muss Development Company and Onex Real Estate Partners began the project, and Onex continued it after Muss withdrew during the 2008 financial crisis.
Apartments range from one to three bedrooms and commonly have 9 foot ceilings, oversized soundproof windows, in-unit washers and dryers, and open kitchens. Many residences have terraces or balconies, while penthouse layouts extend the outdoor space across multiple terraces totaling as much as 500 square feet. Living and dining areas in several layouts span roughly 22 to 35 feet.
The building has a 24 hour doorman, concierge, live-in resident manager, on-site valet parking, an 8,000 square foot health club, sauna and steam rooms, a spa, and a children’s playroom. Sky View Center’s shops are directly below the residences. The Flushing Main Street station for the 7 train and the Flushing Main Street LIRR station on the Port Washington Branch are about a three minute walk away.
