Overview of Sky View Parc Tower 3 at 40-22 College Point Boulevard
Sky View Parc Tower 3, at 40-22 College Point Boulevard in Flushing, is a 16 story, 448 unit condominium and one of three masonry towers comprising the first phase of a 14 acre mixed use development. Designed by Perkins Eastman and completed in 2011, the towers sit atop a four story retail and parking podium. Originally developed by Muss Development Company and Onex Real Estate Partners, the project saw Muss exit during the 2008 financial crisis. Phase 1 sold out by 2013, and in 2015, Onex sold the development's 800,000 square foot shopping mall and parking to Blackstone for $400 million.
The development's most distinctive feature is a 6 acre private park, designed by landscape architect Moss Gilday, elevated above the retail podium. The shopping center below includes Nike, Restoration Hardware, Nordstrom Rack, Uniqlo, BJ's Wholesale Club, and Target. The building is a three minute walk from both the 7 train Main Street station and the Long Island Rail Road station, and is close to Citi Field.
The building has a 24 hour concierge and doorman, a live-in resident manager, fitness center, pool, basketball and tennis courts, golf putting greens, dog run, children's playground, spa room, roof deck, and on-site parking. Pets are permitted.
Apartments range from two to three bedrooms with 9 foot ceilings, in-unit washers and dryers, and open kitchens. Living and dining rooms span 22 to 35 feet in length. Many units have balconies or terraces, with some offering over 300 square feet of outdoor space. Penthouses include multiple terraces totaling up to 500 square feet.
