This well run co-op is pet friendly, has no flip tax and the maintenance is 63% tax deductible. The building is perfectly located steps from Union Square and Stuyvesant Parks, as well as the 4,5,6,N,Q,R,L subway lines. Board is a little strict and does NOT allow parents buying for children or co-purchasing. They like DTI ratios under 30%. Gramercy Park is a calm residential area defined by diverse architecture. Zoning laws limit buildings to around 20 stories, preserving the three to four-story buildings that line Gramercy's quiet, safe sidewalks. Enclaves of Neo-Gothic, Greek Revival and Italianate architecture dot the neighborhood, specifically around Gramercy Park, a small, private park and Gramercy's namesake.
