343-345 East 17th Street is a planned 13-story residential building rising approximately 137 feet on a midblock site in Gramercy, at the edge of Stuyvesant Town. Developed by Minrav Development, the project will span roughly 30,000 square feet and deliver 65 residential units, bringing a modestly scaled infill tower within a predominantly low- to mid-rise neighborhood .
Designed by StudioSC Architecture, the building presents a refined contemporary façade. The exterior is articulated with a textured masonry palette and a grid of deeply recessed windows, creating a rhythmic vertical expression that emphasizes the building’s slender proportions while adding depth and shadow to the façade.
The massing is defined by a series of upper-level setbacks, which introduce landscaped terraces and soften the building’s transition to the surrounding context. These planted setbacks, visible from the street, bring a sense of greenery to the upper floors and reinforce the project’s integration into the neighborhood’s evolving residential character.
Additional features include a double-height lobby and shared amenity spaces, along with bicycle parking and communal areas designed to enhance everyday living. Located between First and Second Avenues, the building is positioned near Stuyvesant Town, Union Square, and multiple transit options, placing it within one of Manhattan’s most accessible and established residential enclaves.
