NYC's largest geothermal residential development brings all-electric, sustainable living to Greenpoint's waterfront with 834 units. Five interconnected buildings offer extensive amenities, 30% affordable housing, and a new public esplanade with ferry access. Currently, 12 apartments are for rent.
The Riverie, located on the Greenpoint waterfront at 1 Java Street, is a pioneering development in sustainable urban living. Designed by Marvel and developed by Lendlease, it is New York City’s largest geothermal residential project. Scheduled for completion in 2026, the all-electric complex consists of five interconnected buildings, including a 37-story tower and a 20-story tower, connected by a mid-rise podium spanning a full city block along India, Java, and West Streets.
The project incorporates a vertical closed-loop geo-exchange system that significantly reduces carbon emissions from heating and cooling by 53% compared to traditional systems, completely eliminating the need for natural gas. This innovation is complemented by the project’s pursuit of LEED Gold, WEDG Waterfront, Fitwel, and Energy Star certifications. Recognized for its sustainable approach, The Riverie received $4 million in state funding for its geothermal system, underscoring its role as a benchmark for green construction.
The development includes a new public waterfront esplanade, reconnecting Greenpoint to the East River. This esplanade features a revitalized India Street Pier, serviced by the NYC Ferry, offering a five-minute commute to Midtown Manhattan. Additionally, the project incorporates a “living shoreline” to protect against flooding and enhance climate resilience, making it a forward-thinking addition to the neighborhood.
With 834 rental units, 30% of which are designated as affordable housing, The Riverie addresses a critical need for inclusive residential options in New York City. The development also includes approximately 13,000 square feet of retail space along West Street and the waterfront, designed to invigorate the community and support local businesses.
Residents will have access to an array of amenities, including indoor spaces such as a co-working lounge with private call booths, a fitness center with a yoga studio, sauna and locker rooms, a demonstration kitchen, a speakeasy, a music room, a podcast room, a children’s playroom, and a pet-washing station. Outdoor spaces include a pool, fitness deck, barbecue stations, and a landscaped courtyard, offering an ideal blend of recreation and relaxation.
Overlooking the East River, The Riverie combines sustainability, modern conveniences, and exceptional design. It promises to transform the Greenpoint waterfront, providing a model for sustainable urban living with seamless connectivity to the rest of the city. Leasing is expected to begin in 2025, with Douglas Elliman Development Marketing managing market-rate rentals and Capricorn Retail Advisors overseeing retail spaces.
